INVESTING IN STUDENT RESIDENTIAL FACILITIES
CCSI has formalized its property management, food services and community development programs, incorporated in the state of Colorado as CCSI Student Communities, LLC.
CCSI Student Communities is a single-member, member-managed LLC, with CCSI as its sole member. Under IRS regulations, this structure allows the LLC to retain the features of the single member — in this case a religious non-profit organization. This is important in order to preserve the faith-based character of our student residential communities with respect to the Federal Housing Act and the religious exemption from requirements for non-discrimination.
The acquisition of properties is transacted through the formation of manager-managed LLCs in which CCSI Students Communities, LLC is the manager. Each LLC will be chartered in the state in which the property is located, and will operate under SEC Regulation D Exemption, Rule 506.
